Understanding you and your needs
Each custom home design or remodeling project with architect Michael Lyons begins with a series of in-depth discussions, the first of which is the client’s “wish list.” The wish list is just a starting point for the ongoing conversation and is often modified during the design process. For a new custom home design, examples of some of the elements of a design wish list are:

• Particular room orientation to capture a view
• Complete room count – 1st and 2nd floor
• Garages
• General feeling of the interior
• Features for each room such as fireplace, built-in shelving and niches
• Furniture considerations
• Room sizes (usually based on furniture arrangement and flow)
• Special storage requirements
• Types of kitchen appliances and any layout preferences
• Detached structures such as arbors, outdoor cooking/eating, play areas, pools and fountains
• Preferred materials
• Construction budget

Again, picture files for styles, rooms and specific features are always helpful.

The site visit
The next step in the custom home, addition or remodel project process is a site visit to view and photograph the site conditions such as topography, sun issues, tree locations, views and neighborhood context. Zoning requirements and deed restrictions, if applicable, are addressed at this point. This is the basic information needed to begin conceptualizing a design solution.

Interior design
This is also the time when clients should consider selecting an interior designer. Combining the interior designer’s information and thoughts with that of the architect can promote a more efficient solution than if the designer is selected after the completion of architectural drawings.

Conceptual drawings
Lyons will then prepare a conceptual drawing that includes accurate floor plans and at least one elevation. Upon approval a rough estimate of the residential design project can then be provided by a contractor. It is also advantageous at this point to consider talking with a landscape architect (if it is germane to the project).

Final architectural drawings
With the client’s approval, the residential design development phase is completed and construction drawings can begin. Construction plans can include a site plan, floor plans, a foundation plan, elevations, cross sections, a roof plan, framing plans, notes, and details, depending upon the project.

Upon receipt of the construction drawings, the contractor can determine the final cost for your residential design project.
